The Tampa Bay real estate market continues to evolve in mid-2026, and understanding the current conditions is the difference between a smart move and a costly mistake. Here's what we're seeing on the ground across Hillsborough, Pinellas, Pasco, and surrounding counties.

Inventory Is Rising — But Demand Remains Strong

After years of historically low inventory, we're seeing more homes come to market across Tampa Bay. This is good news for buyers who felt squeezed out in 2022 and 2023 — there's more to choose from, and in some price ranges, negotiating power has returned. However, well-priced, move-in-ready homes in top neighborhoods (South Tampa, Westchase, New Tampa, Wesley Chapel) are still generating significant buyer interest and often receiving multiple offers within the first week.

Pricing: Stabilized, Not Declining

Tampa Bay home values have stabilized after the rapid appreciation of recent years. Sellers who price strategically and present their homes well are still achieving strong results. Overpriced listings, however, are sitting longer — sometimes 60–90 days — which puts sellers in a weaker negotiating position. The lesson: accurate, data-driven pricing matters more than ever.

Interest Rates: The Wildcard

Mortgage rates remain the dominant force shaping buyer behavior. Buyers who locked in lower rates on existing homes are staying put, which is contributing to the inventory shift we're seeing from new construction rather than existing home sales. If you're a buyer, exploring rate buydowns and adjustable-rate products with your lender is worth the conversation.

Best Opportunities Right Now

Buyers: Pasco County (Wesley Chapel, Zephyrhills, Land O' Lakes) offers the best value per square foot in the region, with new construction communities actively offering incentives. Sellers: South Tampa and Westchase continue to see the strongest demand and fastest sell times for well-prepared homes. Investors: Sarasota and Manatee counties are seeing renewed rental demand driven by continued population growth.
