Step 1: Know What You Can Afford (Before You Fall in Love With a Home)

Before you scroll Zillow for hours, talk to a lender. Getting pre-approved — not just pre-qualified — gives you a realistic budget, makes your offer competitive, and reveals any credit or income issues to address early. Most sellers won't consider an offer without a pre-approval letter.

Step 2: Find the Right Neighborhood for Your Life

The standard inspection period is 15 days in Florida — some buyers shorten this in competitive situations. Many sellers prefer a 30–45 day closing timeline. A heartfelt personal letter to the seller can also make a real difference on owner-occupied homes.

Step 5: Inspections, Appraisal & Closing Day

Once your offer is accepted: get a home inspection ($400–600), a four-point inspection (required by most Florida insurers, covering roof, electrical, plumbing, and HVAC), and an appraisal ordered by your lender. Once your lender issues a clear-to-close, you'll schedule closing. Do a final walkthrough 24 hours before, then sign documents, wire your closing funds, and get your keys!
